where can i find a good hard money lender?

Hard Money Loans
we are first time home investors. looking for a good hard money loan lender. with nothing out of our pocket except the closing. we are in calif. we want to get big. so looking for someone to get us started
credit score is approx 678. and we are looking for up to 75% of loan so we are fix it up

There are several companies I work with that offer good deals in hard money loans, they have better rates and more flexable terms than most hard money lenders out there today. I will tell you up front, that 100% will be almost impossible to acheive, as most require anywhere from 15% to 30% down when working with a reputible company. Given all the recent problems in the mortgage market you’re not going to find a "nothing down" loan.
Start talking with your bank and ask friends to suggest a good mortgage broker then start talking to them.
