talk to your mortgage lender, banker, and real estate agent.

If you don't want to invest a lot of your own money then you will need to find some outside investors to get you to around a 20% mark. To get the investors you will need to sell yourself and your experience in managing properties of similar size to get them to have confidence in you and your ability to give them a return on their investment.
if you are looking to do it solo then you will need to get at least 20% down to get some conventional financing.

If you don't want to invest alot of your own money, you are going to have to identify investors that will. Good luck with that.
