how to get out of a Hard Money Loan?

I tried to refi money my home when the market was good and got talked into getting a loan trough a hard lender .. now my interest is at 12.5 and I cant get them to refinance my loan ……plus my credit is not that good… I know obama passed a law in February to help homeowners does that apply me.?

Good decisions on the behalf of the President, does not constitute forgiveness for bad decisions on behalf of consumers. Your best bet is to call the lender and tell them you are not going to be able to make payment at 12.5. Now they have a choice: Eat tens of thousands in losses selling your home or giving you a better rate and getting paid. I told my car finance company this and they dropped from 8.9 to 4.9 within minutes. The bank does not want your home, they want money. Go to them for help with a convincing "I just cannot pay this rate" attitude. Ask for a supervisor if you cannot get this. Nothing is impossible so don’t let them feed you crap.

I applied and was approved for one of your loans yesterday and I wanted to write and tell you about my experience. My loan agent, Mark M. was amazing!
