people sign a contract for every, thing in thier life,home,cell phone,loan, car, boat,education,even pre-nups…so why not the most important part of your life…your Job????????…Why pay dues for the Elks, Masons, motorcycle club,AAA,AArp,church…but not a unit that actually gives you a bill of rights at work??…can some one explain this logic??

i bought a 10 unit apartment complex for ,000. it was recently appraised as-is for 5,000. i am looking for ,000 to fix up.

in going to lenders they are saying they WILL re-finance once fixed up. same seems true thru banks.

is there a source of funding available to provide repair costs on a project?
this property has been vacant for 10+ years. the running rate on a one bedroom apt. is 0/month

I’ve been planning to go to a christian college in SC for quite some time now and my dad informed me today that i will not be able to take out student loans for a private college because of the whole "separation of church and state" thing is this true? it seems crazy that students who attend the most expensive universities can’t get student loans.

My husband and I are at a financial crossroads in our lives. I recently finished my medical residency, he is about to get his MBA in two weeks. I ran a "debt snowball" calculator adjusted for my new attending physician earnings and we’ll payoff our debts (primary home mortgage, mortgages for 3 investment properties, a credit card and small student loan) in 5 years. This doesn’t include the increase in salary that my husband will hopefully receive, so complete payoff may come sooner than 5 years. We would also save tons in interest saved from early pay off.

On the other hand, we also set the goal of building a real estate property company, eventually transitioning from residential rental to medical commercial rental properties. In aid of this goal, we could capitalize on the weak housing market and continue to purchase residential rental property. This would make us lots of money because our major South Texas city has inexpensive housing that is now even cheaper in this depressed market, but will undoubtedly be worth considerable more in the next five years or so.

My husband and I have discussed this at length, we’ve gone back and forth. Both routes are very attractive. So my question is this– If you were in a similar position, would you just go into "payoff mode" and erase your debt in 5 years or would you continue to build real estate holdings?
Lavista– Totally missed the point. First of all, my degree is worth more than paper. To me and most any country in the world, it gives me license to do what I’ve always wanted to do which is heal people. Additionally, I try to make sure that I’m not caught up by the superficial world (although I admit that this is a constant conscious thing I struggle with) My husband and I live in a neighborhood where the average salary is 1/3 of what our yearly salary is, my car is 10 years old, I still wear clothes that I’ve had since middle school, we seldom shop for any consumer goods and in general try to be good stewards of the earth’s resources. Having said this, I do like to be stable. I like knowing that come what may, I will be able to provide for myself and my family. There is nothing superficial or wrong about this desire especially since I donate more in time and money than the average US citizen. Thanks for the link, though. I’ll check it out. -M

I am writing a fictional story in which a 35-year-old mother of two dies due to drug overdose. She leaves behind two children, a teenager (Around 15-17) and a young child (4-6). The mother’s elder daughter and she look strikingly similiar, and in order to prevent foster care, the elder daughter fakes that she is the mother while the dead body is that of the teenage girl.

Despite the rather unbelievable storyline, I am trying to make this as believable as possible. Problem is, I have been fortunate enough to have very few deaths in the family, and none close to me. I have never attended a funeral, or even an open casket.

I need informations of what would happen after the mother’s death. Considering the mother is believed to be the minor, this makes things a bit complicated. The mother died of either drug overdose, or a lethal mixing of various drugs and alcohol.

The teenager is rather responsible for her age, though her naivity is clear, as she is convincing herself that such a crazy plan will work. She is used to taking care of her younger sibling and sustaining a part-time job, but knows next to nothing about taxes, pin numbers, social security, etc.

Info needed:
1.) What legalalities would proceed after a "teen" death.
2.) Challenges the teenage daughter would face paying mother’s credit card debt and bad credit score.
3.) Challenges the teenage daughter would face in raising her younger sibling.
4.) After creating this convincing lie and going through with it for two years, how it might be discovered. (Possibly a subplot involving mother’s illegal activity.)

P.S. This is placed under this category because I can find no better alternative one. Please suggest any you believe would be better.

Extra Info Moneywise:
1.) At the mother’s death, there is a few hundred-thousand dollars worth of credit card debt, and a few missing house payments. The mother has been in and out of debt for years, leaving a bad credit score.

2.) There is a house mortgage.
3.) There is a car mortgage.
4.) The younger sibling was most likely just enrolled in school, just about to start Kindergarden.

The teenager, as previously stated, is naive, but trying to be the best mother as she can. She has a twisted sense of what being a good mother is, but she tries to do the things she has heard is right, such as cooking lunch and dinner, meeting the teacher, and regularly attend church.

The church is small, but a church member is willing to babysit the younger sibling for an hour or so when the older sibling is working.

The older sibling becomes religiously involved to use it as an excuse for why she is "turning over a new leaf". As she does so, she contemplates Christianity herself.

P.S. I have asked this question before, but I only recieved one answer, which did not particularly help me.
I was thinking about the whole autopsy thing too, but I’m hoping (unless there is a policy I am unaware of) that there wouldn’t be enough suspicious to have one done.

It wouldn’t be a suicide so much as an accidental drug overdose/lethal drug and alcohol mix. She is going to live in a pretty shabby part of town, so the story would fit for the police officers. No reason to investigate, unless they were just reassuring themselves that this was caused by drugs. They take a blood sample, and voila. A lethal percent of alcohol and drugs running through her veins.

Most police forces wouldn’t have the staff to worry about small cases like these, they would be more concerned with getting the actual homicides/suspicious cases taken care of.

She wouldn’t go to school, because she’s pretending to be her mother. Her mother got a high school diploma, but dropped out of college. She couldn’t go back to school even if she wanted to, she doesn’t have the money or time to.
I’m sorry it’s long. I tried posting another time, and someone said they needed more details. Here are all the details I can give you without actually typing down the story.

II am a 23-year-old single mother to a wonderful three-year-old little girl. My ex-husband does not pay child support and has not seen her in two years. I am also a full time student. I am trying to finish my degree so that I can get a better job and provide more for my daughter. In addition, I work part-time, about 20 hours a week. Well now, all my financial aid is gone and just working part-time is not enough to pay my bills. I have a hundred dollars in my bank account and I am not getting paid for another two weeks. My rent is due today; it was raised this month to 3. I have tried to get loans from the check cashing places but they say I do not make enough money for that much of a loan. I’ve also contacted my church but they are out of funds for their helping hands program. What other options do I have?
I have tired the payday loan places. I do not qualify for the amount I need.
Also, I live in Houston,TX and they are not taking any housing applications due to funds are being fully used. With most of the people on housing here are from New Orleans from when Hurricane Katrina hit. I have nothing against people from there I just find it unfair that they are using Houston’s housing funds still. Leaving people like me, from Houston, without options.

hey my name is alfred johnson i’m 20 years old and i stay with my wife in an apartment down in nashville,tennssee, we live in an apartment complex called glastonbury. we have been here for about 3 weeks now job searching, walking in the heat because we don’t have any car. my wife got a job but she don’t start until thursday and she doesn’t make enough for the rent that will be late after aug 5. we need help bad or we will soon be evicted and put out on the street. we both do not have good credit and we are in need. we have tried the churches and everything but they need proof of income. please by the grace of god can someone help us.

What would you do in this situation?

My husband and I used to live in a small town when we first got married (I grew up there). Four years ago we moved to a larger city..which we love. We love all the conveniences of a larger city, his parents whom we are close to live in this same city and we love our church and the school we send our kids to. We really like our house but the property taxes are pretty high. We love all our neighbors except the ones to our backyard. They are just awful, throwing their junk on our side of the fence, shooting fireworks towards our house, their teenage kids hanging out in our yard and most recently building an above ground pool and deck that overlooks our yard. We feel if we are going to be paying as high of mortgage as we are currently, then we really should feel comfortable in our own back yard, which we don’t because of our crappy backyard neighbors.

Here is our problem. We really like our current house, it’s completely updated. We really like the area, really like our church and school. BUT, It is our lifelong dream to move to a place with a larger yard and where the updates are already done to the house. We would love to live in the country where the nearest neighbors are fields away. Problem is, if we stay close to the city, the kind of property of our dreams would be pretty pricey. Land is really expensive in the rural areas surrounding the city, so finding the house of our dreams close to the area we love is most likely not an option.

We recently found our dream home in the town we lived in when we first got married. This town is 40 minutes north of the city. That isn’t terrible but would force us to find a new church and school. The dream house we found looks like it belongs in a magazine, and is completely renovated. The land it’s on is perfect with a couple of nice outbuildings. It is EXACTLY what we are looking for. We’d have plenty of storage, a large yard for the kids to grow up in and have adventures, we could raise some animals, have a large garden, it has apple trees and is surrounded by corn fields!! Very lovely.

We are struggling with whether or not we should sell our house and buy our dream house. We aren’t so thrilled going back to that town. We’d have to give up most of our conveniences (which we would if we moved to a rural location anyway) and we don’t feel like the church in that town is our "home". If we sent our kids to that school, which we would like to, we’d also have to be members of that church to get affordable tuition rates.

Should we stick to convenience and stay close to the parents and church or move to our dream home and make it work?
Sophie B, love your answer. Would love to buy the neighbors house, but wouldn’t be feasible financially, nor would they sell it. They’d most likely love to stay to be a pain to us. We’ve tried the fence thing. It’s against code to build tall fences and we planted some trees back there. But the neighbors are still there… :(

The person has a business idea but he has no money to open the business nor small business organiztion want to help out and the bank won’t give any loan. Would you give at least to help that church brother’s dream come to past? If not why not?

I have a friend who wants me to start a Corporation with him for the purpose of purchasing an apartment complex (currently housing mostly students). I’m curious if this is a sound strategy:
He wants to get 20% down payment thru the seller financing it by purchasing what in essence would be a corporate bond. We would get a mortgage for the other 80%. So the seller would give us the money for the bond( payable in 10 years at a 8% coupon rate for example), they would receive 80% of the purchase price upfront and would receive 20% of it in 10 years when the bond is due.
With that 20% we would purchase another income property with mostly cash.
If the seller goes along with this (which is a big if in my opinion) does it sound like a good idea?

My mother is a pastor for the Methodist church. She became a pastor for a few reasons: She was bored of being a stay at home while I went to Jr. High, she loves God and wanted some of her own money to spend because my father had majorly messed up, by not paying taxes, or Mortgage bills for years. This all came down on us at once, and mother got a credit card. NOW 10 years later, my mother and father are still paying off biils, and father gets money automatically taken out of his pay check. He ran his car into the ground because he could not afford to fix it (Audi tt) and my bf and I are left to deal w. it (by choice) to get it our of the driveway. Father doesn’t have the money for a new car, although he could def. save up for it np if he didn’t give mother so much money every month! I JUST found out the other day that my father has no idea about how much money my mother gives to the church…6k a year! And she has to pay to work at church as well! this is what she gives MINIMUM!!
I’ve been trying to get them to fix up their home so they could sell it (They could make up to 400k profit easily in this area) so they can pay their bills, and retire, but mother keeps saying she doesn’t have the money to. Father keeps asking mother why she needs so much every month since she has a job now, and he pays all the bills food etc. What do you think? What would you do? Mother told me on accident, and it’s not my place to tell ppl. that stuff, but at the same time my father has been doing so much better with the bills, and he doesn’t like church so she’s taking from him to give to church! 6k to church a year at LEAST!
To top it all off my father just lost his job, and he doesn’t know about her giving away so much! Should I tell him? I know she won’t!

My mother I believe may have histrionic Personality Disorder. Please don’t suggest to not diagnose her. It is merely what I believe she has. She constatly says that her doctors kiss her on the cheek always using the same phrase (He just brushed his lips across my cheek) -same when she changed doctors. She also spends large amounts of money (she snuck and got a loan behind her husbands back and by the time he found out the money was gone). In addition, she lies. She once told me she had borderline lukemia. No such thing. So I spoke with the nurse practitioner who said that she never diagnosed her with that and it did not exist. She immediately phoned my mother and my mother told her that she had a crazy daughter and then my mom phoned my church and left a terrible message about me (I am very active in my church) and everything she said was not true. These kinds of things just keep going on…looking it up seems histrionic. For those of you who can answer…is there any way to …
live with her and not be damaged by her behavior? I have seven children and a husband that I love very much. Her lies sometimes affect them.

I just got qualified for a house loan for NO MORE than k (no co-signers, just me)! I am born and raised in Georgia so I know the houses that I’m used to seeing that are nice (to me) are averaged at around 0-0k nowadays. I’ve even looked at houses from 9-5k and liked them (just not LOVED them). When I think of a house being k I honestly think of a broke down house built in 1985 (3bd/1.5ba, no garage, no basement, in the hood)…that needs a lot of work. I’m feeling so defeated like I can’t catch a break! My loan officer/real estate agent/friend from church, seems to think otherwise (because of the market today). She thinks she can find me a really nice house either HUD or foreclosed in my range. Should I even get excited about becoming a home owner when I feel like it’s impossible to find a house (with the EXTREMELY low loan) that I will want to live in for awhile? What do you think?

I’m in school right now and this year I took out a small (subsidized) loan for the year, expecting to finish school and start paying it off after. However, I have recently started thinking about serving a mission for my church, which would take me away from school for about 18-24 months. Before I go to the financial aid counselor I wanted to see if anyone knows if there is a sort of deferment period I may be able to use so i don’t have to start paying the loan back until after I finish school, even if i take this short break, or maybe a way to make minimal payments for the year then go back to deferred payments when i start school again?

I was wondering how many of you finance your MBA. I graduate this April and will begin working full-time at a Big 4 accounting firm, and I am faced with a difficult decision:whether to live with my parents or have my own apartment. I have lived at home during my undergraduate career and have been wanting to experience life outside the nest. Consequently, if I have my own apartment, I won’t be able to save as much as I would otherwise. I figure I will be able to save ,000 living on my own before pursuing my MBA four years from now. Any advice?

I was wondering if volunteered with a charity if they could help me pay a bill that tripled in size due to a tech having to fix my phone/internet line. It will be shut off soon. I believe strongly in a cooperative society where people help meet others needs and in turn get their own needs meet. I called Salvation Army; which apperently is a church which does not believe in helping those who volunteer. I have a job and work from home so I need to keep my services. I have applied at other part time jobs yet my need is more immediate. December 26 is the deadline. Any suggestions? I will try anything legtimate. I have called 6 local charities, 5 churches, temp agencies, tried to get a loan and called my family. My mom gave me some money, dad helped pay eletrcity. My normal phone/internet bill is only and now is almost 400.

Barack Obama made the statement “I Won’t Run On A National Ticket In 08″ on live TV. No further comment necessary for this lie.

8 – The I Saved Altgeld Gardens Lie
Barack Obama wrote in his book about this community work in the ghetto Altgeld Gardens in the 1980’s. In his book, he pretends he had a major role in redevelopment. Coworkers contradict that and said he overstated his role at Altgeld Gardens. When exposed, Obama called this embellishment of an author. By the way, Altgeld Gardens is hardly redeveloped. Barack Obama claims to have been against the Iraq invasion, but was not in the senate when it was authorized. Since then, Barack Obama has voted to continue funding it!

Barack Obama said “I don’t think my church is actually particularly controversial” in reference to his hate church. Barack Obama tried to pretend he would protect the right to bear arms. Yet he funded 2.7 million to anti gun groups. Don’t have time to put in all the back story.
The problem is I’m stuck in a town where I know absolutely no one.
I was here with someone, but they left.
I have no money.
I drive a mo ped.
I’m about to be evicted from my place.
I just got a new job and it will be 2 weeks before I get any money.

I have no support system no one to talk to no one to come see me or even text me to make sure i even woke up the next morning.
no one knows that I exist.

if i can just get a car i would move back home to my mom (which i honestly don’t want too but if it’s what’s best then oh well) and drive to work evryday-thats the only thing holding me up here.

or private lender. I want more than anything to become an EMS Helicopter Pilot, but I do not have enough money or the circumstances to get a loan or scholarship. I would love it if some people could help me find free investor or lender sites that pair lender with "entrepreneur" or hopefully more specific like college-money-needer. It is 25,000 (south africa) to 70000 dollars for commercial helicopter pilot license… I would pay interest in the area of ,000 THANKYOUGUYSVERYMUCH

i’m talking like a substantial amount… not just like a few dollars. We’ve all heard those stories about the super generous friend or uncle or cousin that we barely talked to and then one day you meet up with them at a bar or something and pour out your problems over drinks and they ended up giving you a ton of cash. But my personal fave is a story i once heard on the 700 club, i think, about this guy and his family who were living on their last 0 and they had been unsuccessfully trying to find help. And what ended up happening is that since they were regular parishoners at their church, they asked for prayers in the church. But then an anonymous fellow parishoner offered to pay their mortgage and food. That story always warms my heart and i think God if something like that could happen to me just once lol. So has anything like this ever happened to you or anyone you know? Who was the most random and unexpected person you’ve received money from?
lol finding money is the best thing ever. When i was a teenager, still living with my parents, my parents were soooo frugal it is not even funny. Our allowance was like 2 cents. But that made it all the better when i found a bill on my way home from school! I couldn’t believe it… i was so excited. I found money in that area twice too. Maybe i should go back there now.. i sure could use some extra cash now haha.

i need my wisdom tooth pulled and probaly some major work i hurt so bad and ive been trying to find a place to go near atlanta but all the clinics say there not even taking new people till next year! by the time i get seen it will be 10 times as bad where can i go? i dont have money i make enough for rent and food and im 24 ive tried to get a loan but no go and im broke ive even tried red cross and all local churches and i didnt even get a response do i have to go to jail to get some dental work? this is insane

in which area i can find moderate accomodation? preferably on non sharing bases. Would 8k be a reasonable income? What about gettting a driving license and Auto finance?

To a commercial lender, would the attractions at a family entertainment center be considered real property? Can the cost of the construction of each of those be added to the purchase price of the land, and be paid for with a commercial mortgage? I personally would say yes, because they are "improvements" put on the land. And just to clarify, I am talking about go-kart tracks, mini-golf courses, bumper boat ponds, etc.

Could these be purchased with a mortgage, or would they have to be purchased under a regular commercial loan similar to one you would get for working capital?
